Spain’s statistics office published its second-quarter house price index on 7 September. Prices were 12.2% higher than a year earlier; the annual changes were 7.4% for new homes and 12.9% for resale homes. These figures describe transactions in that quarter. They do not tell you what a particular listing is worth today.
Build a comparison you could explain to a surveyor
Shortlist homes in the same local market and record the features behind each price: built area, condition, floor, lift, energy performance and outdoor space. Separate asking prices from documented completed transactions. A national percentage cannot account for a damp basement, an attractive terrace or a building facing major repairs.

Set a cash limit as well as a price limit
Your purchase price, total acquisition cost and required cash contribution are three different figures. An illustrative budgeting choice: a home that meets your price ceiling but needs €25,000 of work also needs a plan to fund that work. That amount is an example, not a renovation quote. Moving costs, temporary accommodation and a reserve may also affect how much of your savings can go into completion.
Keep the alternatives on the same basis
Compare a ready-to-use home with a property needing work using the same financing assumptions. Mark any mortgage amount that has not been agreed as provisional. Then compare what cash remains after completion in each case.
