A Spanish plot advertised with “300 square metres buildable” does not necessarily fit a 300-square-metre bungalow. That figure may describe the total floor area counted by planning rules, while a separate site-coverage limit controls the footprint. Height, storeys, setbacks and the permitted use can reduce what is physically possible again.

For an international buyer, the most useful early design document is therefore a simple feasibility sketch tied to the local planning rules. It turns unfamiliar Spanish terms into a possible home before you spend on detailed drawings or commit to the land.

Learn three terms that affect the drawing

Edificabilidad is the planning allowance for countable building floor area. It may be expressed as a fixed amount or a coefficient, often square metres of floor area per square metre of land. Ocupación controls how much of the plot the building occupies. Retranqueos are the required distances from boundaries or other defined lines.

These are simultaneous controls. A large allowance under one does not cancel a tighter limit under another. The architect must also check height, storey numbers, dwelling numbers and any specific building envelope fixed by the plan.

Spain's Land Law links development rights to the applicable planning framework. There is no national coefficient that buyers can apply to every residential plot. Use the planning-information request guide to obtain the actual rules for your candidate.

A worked example: why the headline allowance may be unreachable

Consider an entirely hypothetical 500 m² plot. Assume its rules allow a floor-area coefficient of 0.60, maximum coverage of 25% and only two storeys. These figures explain the arithmetic; they are not Spanish default rules or permission for an actual site.

Under these simplified assumptions, you cannot reach the headline 300 m² merely by filling two floors. The footprint and storey limit cap this particular arrangement at 250 m². Whether any other area could legitimately count or be added depends on the full rules; an unused allowance is not an automatic right to a third floor.

A bungalow would face the 125 m² footprint limit. Its usable internal area would be smaller after accounting for walls and layout. If your brief requires 150 m² of usable accommodation on one level, this site may fail even though its advertised building allowance looks generous.

Check which land area the coefficient uses

The area in an advertisement is not always the planning calculation base. Establish whether the relevant figure is the verified plot area, a net area after required land transfers or an allocation produced through a wider development process. A sector-wide coefficient should not be applied casually to an individual parcel.

Keep the original Spanish wording and the calculation side by side. This makes it easier to see whether “300 m²” came from a current official document, an old design or a seller's approximation.

Setbacks decide where the footprint can go

Even if the permitted footprint is large enough, the available shape can be awkward. Draw the required offsets on a measured plan, including the street alignment and any affected boundaries. An irregular plot may leave a narrow building zone with poor room proportions.

Consider the arrival route and garden at the same time. A legally fitting rectangle is not yet a good home if the entrance requires an unsuitable ramp or the remaining outdoor space is fragmented. Ask for a basic arrangement of rooms, parking and access rather than an isolated outline.

On a sloping site, the vertical reference matters too. Local rules determine how height and storeys are measured against the terrain. A lower level that feels like a basement to the buyer may not receive the planning treatment expected. List every part of the proposed home

Ask the architect to classify the house, garage, basement, porch, pool and outbuildings individually. The table should state whether each counts towards floor area or coverage and which location limits apply. Covered terraces and projecting elements deserve particular attention because assumptions vary widely between markets.

Avoid an unqualified promise that a space “does not count”. Ask what condition makes that true, whether the proposed use is allowed and whether another limit still applies. Planning exclusions should not be confused with a room's construction cost or legal habitability.

Convert the figures into a buying decision

Give the architect a ranked brief: essential rooms and accessibility first, optional guest space or pool second. Request a sketch showing a realistic usable area, the countable planning area and the main constraints. This gives you a clearer comparison than maximising every numerical allowance.
