A prefabricated warehouse quotation may cover a package of components, an erected shell or a much wider construction contract. Those offers cannot be ranked by floor area and headline price alone. First establish the delivery boundary and the work that remains with the owner.
For a corporate project in Spain, write the operating brief before selecting the frame. Clear height, equipment, vehicle doors, storage, internal conditions and service demand determine whether the proposed system suits the business. A cheap structure can become an expensive compromise when the operating layout is fitted around it.
Understand what a supplier's starting price represents
PATEC's Spanish website advertised supply from €27/m² when consulted on 19 September 2026. This is a supplier starting figure, not a complete industrial-building budget or a Spanish market average. The wording is on its prefabricated-building supply page.
The page does not establish that the advertised figure remains valid for a current order; ask the supplier to confirm the date and price. Before using any advertised rate, ask which configuration qualifies, what components are supplied and how taxes, transport and installation are treated. Obtain a project-specific offer with validity and delivery conditions. Multiplying a kit rate by the planned footprint does not price a functioning facility.
The material-supply quotation guide helps compare quantities and logistics. Keep the overall project in a separate industrial-building budget so the missing packages remain visible.
Choose a performance brief before steel or concrete
Compare usable spans, column locations, working height, door dimensions, enclosure performance and equipment interfaces. Avoid treating all steel systems or all precast concrete systems as interchangeable. The relevant question is whether the proposed design delivers the required building at an acceptable complete cost.
Provide equipment and storage information to the designer. The CTE's action document treats heavy equipment and industrial storage as requiring specific input rather than a generic occupancy assumption; see DB-SE-AE. Do not select structural capacity from a sales label.
Explain any credible future expansion requirement now. Ask what the current proposal provides for and what would still require redesign. Paying for a theoretical extension is only useful if the site, layout and business plan support it.
Use a package-and-interface matrix

Give each interface a named party. Where one contractor builds foundations and another erects the frame, agree who verifies the supporting works before delivery. A small geometric discrepancy can have a disproportionate effect once transport and lifting crews are committed.
Test the delivery route and construction sequence
The building must be buildable on the plot, not just fit inside its boundaries. Ask the supplier to review vehicle access, unloading, storage and lifting positions. Identify restrictions created by neighbours, overhead obstacles, public space or concurrent work.
Imagine identical 600 m² shells on two sites. One allows direct unloading beside the erection area; the other requires staged deliveries and a more constrained lifting operation. The component quantities may be unchanged, but the logistical assumptions are not.
Split the programme into design freeze, manufacture, foundations, delivery, erection, enclosure, services and commissioning. A short erection period only describes one part of that sequence. Connect the final operating milestone to the activity-approval review, rather than announcing an opening date based on assembly alone.
Coordinate fire design and building requirements early
The designer should assess the applicable industrial fire-safety regulation, RD 164/2025. The frame and enclosure specifications must then fit the establishment's design strategy, including the relevant interfaces.
Ask how openings, junctions and service penetrations are dealt with. Evidence for an individual product is not automatically evidence for every completed assembly. Responsibilities for specification, installation and supporting documentation should be clear before procurement.
Prefabrication does not by itself change the scope of the Spanish Building Code. Assess the real building and proposed works. Descriptions such as relocatable or modular should not replace a local permissions review.
Agree the evidence required at each commercial milestone. Before a factory release or delivery payment, the owner should know which drawings and changes have been accepted, what is being supplied and how it will be identified on arrival. At handover, request the final information needed to operate and maintain the selected system. These arrangements make the package easier to manage when design, supply and installation are undertaken by different companies.
Compare the normalised investment and delivery risk
Consider a purely illustrative comparison: offer A is €95,000 with an omitted package assumed at €20,000; offer B includes the same package for €110,000. With other scope equal, the comparable figures are €115,000 and €110,000. These are teaching assumptions, not supplier prices or a market range.
Repeat that exercise for design, groundworks, transport, services, taxes and owner-supplied equipment. Leave unpriced items visible. Also compare change procedures: a late alteration before factory production has different consequences from the same request after components are dispatched.
