Spain’s official gazette published the August 2026 all-institutions IRPH at 3.134% on 18 September, in a Banco de España resolution dated 17 September. If you are arranging a Spanish mortgage, the important question is whether your documents use this particular benchmark. It is not a universally available borrowing rate.

Translate the mortgage terms, not just the percentage

Start with three labels. The reference index is the benchmark named in the loan; the differential is the contractual margin; the review clause explains when and how the rate is recalculated. Copy those details into a short note rather than relying on a sales summary.

IRPH and euríbor are separate indices. The Banco de España definition links IRPH to mortgage lending transactions, while Annex 8 of Circular 5/2012 specifies the annual-equivalent rates used in its calculation. This makes a direct comparison between IRPH and an advertised nominal rate misleading. Ask a lender to identify both the nominal rate, or TIN, and the annual percentage rate, or TAE, of its own proposal.

Match the release to your next review

An August observation published in September does not automatically determine every September repayment. The applicable observation and review date depend on the contract. Ask your bank to show the benchmark month, outstanding balance, remaining term and resulting interest rate used in its repayment calculation.

Keep the bank’s explanation beside the relevant clause. This produces a specific question if something looks wrong: for example, why a particular month was selected. Without those details and the previous applicable rate, the new release cannot tell you whether your payment will rise or fall.

For a purchase, test the cash requirement too

Once the bank has provided a transaction-specific nominal rate, use it in the property purchase-cost calculator. Do not enter the standalone index or the APR in the nominal-rate field. The tool assumes a constant rate, so it does not predict later resets on a variable mortgage.

The useful outcome is a documented borrowing scenario, not a decision based on one published percentage. If the contractual wording remains unclear, obtain an explanation from the lender and independent advice before making a commitment.
