Spain’s statistics office released provisional second-quarter foreclosure figures on 16 September. Certifications involving individuals’ main residences numbered 3,703, up 27.5% year on year. For someone planning to buy in Spain, that is a reason to understand the measure, not a basis for assuming a particular property is risky or cheap.
What a foreclosure start actually tells you
The series records certifications connected with proceedings initiated and entered in the property registers. INE’s methodology makes two important distinctions: one proceeding can involve more than one property, and not every proceeding ends with the occupants being evicted. The headline therefore should not be read as 3,703 completed evictions.
It also does not measure your personal likelihood of missing a payment. That depends on circumstances the national release cannot describe, such as your income, other commitments, loan terms and remaining savings.
Look beyond being able to complete
Prepare one budget for the transaction and another for life after it. The purchase-cost calculator helps separate the price, buyer-paid costs and expected borrowing. Then identify cash earmarked for moving, immediate repairs and other bills. Money committed to those items is not an emergency cushion.
A purely illustrative check: €12,000 remaining after all known upfront costs would cover six months of essential spending at €2,000 per month if no income came in. This is arithmetic, not a recommended reserve or an estimate of your living costs. The point is to connect the cash balance to the expenses it may need to cover.
Make the uncertain assumptions visible
Write down the parts of the plan that are not settled: final loan approval, an unpriced repair or income that varies. Work through one less favourable scenario without changing every other assumption at the same time. This makes it easier to see what additional information would help you decide.

Keep property checks separate from market headlines
