INE’s provisional June mortgage figures, released on 26 August, show an average interest rate of 2.96% on new home mortgages. The average amount was €178,365. These are statistics about registered operations, not a rate or loan size promised to an individual applicant.
Ask lenders to quote on matching assumptions
Use the same loan amount and repayment term when requesting alternatives. Then list the nominal rate, annual percentage rate, fees, linked products and the cost of meeting any discount conditions. A smaller monthly payment is difficult to interpret when one quote runs for several years longer.
For illustration, a €200,000 loan repaid through equal monthly instalments over 25 years costs approximately €948 per month at a constant 3% nominal annual rate, or €1,056 at 4%. These calculations exclude fees and insurance. They are sensitivity examples, not current bank quotations.
Keep completion money separate from the monthly test
Write down the property price, transaction taxes, buyer-paid fees, expected mortgage and savings you intend to retain. This makes it easier to see whether you can complete without using your entire reserve. The purchase-expenses guide explains the main categories.

A self-build needs a release schedule
Funding a construction project adds a timing question. A builder may require payment before the bank releases the next portion of the loan. Request the lender’s certification requirements and release procedure, then compare them with the contractor’s payment schedule.
