When you are viewing several Spanish properties in a short trip, rooms quickly blur together. You remember the terrace but forget which bedroom had the awkward door or whether the desk would fit. A phone-based floor plan can preserve those details and make later conversations far easier.
Set a modest, useful purpose: a checked viewing sketch. It is not a certified area calculation, a construction drawing or sufficient information for ordering fitted furniture. If you are considering a house that needs renovation, use the sketch to reveal the questions that deserve a professional visit before you commit.
Choose what the sketch needs to answer
Write down a few decisions before measuring. Can you place a bed without blocking a wardrobe? Is there room for two desks? Which route connects the kitchen to outdoor dining? These questions tell you which dimensions deserve attention. Measuring every detail without a purpose can consume the viewing and still miss the critical doorway.
Obtain permission for measurements and photographs. Label the property, floor, room and date consistently. “Rear bedroom” is more useful than three files named “room”. Check beforehand that your chosen app lets you correct dimensions and export a copy. Features depend on the device and current version; test the workflow in a room you know rather than discovering its limitations at the appointment.
Keep an orderly record around each room
Pick a visible starting corner and work around the perimeter in the same direction. Note wall sections, openings, projecting columns and recesses. Record where doors sit and which way they open. Keep fixed construction separate from existing furniture, because an attractive built-in-looking cabinet may simply be standing against the wall.
Use an appropriate tape or measuring device to check critical dimensions where you can do so safely. Do not open service covers, climb on unstable furniture or lean outside to finish a drawing. Challenge the neat rectangle on the screen
Automatic drawings can look tidier than the property. Recheck an important length, look for small offsets and compare diagonals where practical. If two readings differ, first confirm that you used the same endpoints. Measuring to a skirting board, wall face or cabinet front can produce different results without any fault in the app.
For illustration, a genuinely rectangular room measuring 4.25 by 3.60 metres has a simple geometric area of 15.30 square metres. That is not a statement about the legally defined usable area of the dwelling. Irregular rooms need suitable measurement, and the treatment of walls, terraces or shared space depends on the document's purpose. Keep the calculation and its assumptions together.

Test furniture and movement separately
Draw furniture using actual measurements from items you own or identified products. Then test how people use it: pulling out a chair, opening drawers and walking past an occupied desk. Maintain separate drawings for the observed layout and your ideas. A wall deleted from the proposal is still an unverified alteration, not proof it can be removed. Investigate differences between area figures calmly
A listing, an old plan, cadastral information and your internal sketch may describe different things. Before assuming misrepresentation, ask what each number includes, when it was prepared and which property unit it relates to. Hand over a useful brief, not a pile of screenshots
Export the sketch with units, date, room names and an explanation of uncertain areas. Attach numbered photographs and a short issue list. “Check shower layout without moving the drainage connection” gives a designer more to work with than “make this room nicer”. Identify whether the next decision concerns the purchase, a design option or an order with a supplier.
Do not release a fitted-furniture or glazing order using a provisional dimension. Agree who measures and validates the final order.
