A floor plan can show where your kitchen will be without showing how its drainage, ventilation and electrical services fit into the building. That gap captures the difference between approving a design and having coordinated information to construct it.

Spanish projects commonly distinguish the proyecto básico and proyecto de ejecución. Understanding those terms helps you commission the right work, interpret municipal progress and avoid comparing builder quotations based on incomplete or inconsistent drawings.

The basic project defines the proposal

The proyecto básico establishes the general characteristics and intended performance of the building. It addresses the arrangement of the house and its relationship to the site and applicable planning conditions. It is more than a sales sketch, but it is not the complete construction package.

The CTE, article 6, states that this stage can support the application for a building licence while remaining insufficient to begin construction. A council application therefore does not prove that every technical design decision has already been made.

For an international owner, this is especially useful when reading progress reports. “Project submitted” may refer to the basic stage, not to a coordinated set of construction drawings and specifications ready for all trades.

The execution project develops the whole building

The proyecto de ejecución takes the general design into the detail needed for delivery. Structural information, construction assemblies, installation routes, material requirements and quantities must work together. Partial specialist designs are incorporated and coordinated rather than left as unrelated reports.

The CTE annex on project contents provides the framework for the documents. The difference between stages is not permission to omit an item required at the earlier stage; it is a progression in completeness and coordination.

The execution project must also remain consistent with the declared performance and the conditions under which the proposal was authorised. A significant change needs assessment rather than being described casually as technical development.

Follow one doorway from concept to construction

Imagine a wide glazed opening onto a terrace. The planning-stage design establishes its position and appearance. To build it, the team must resolve the opening's support, the frame installation, drainage, weather protection and the junction with the finished floor.

The glazing and opening arrangement also affect use and performance. A sliding system with one set of dimensions may not fit the same details as a different manufacturer's product. The attractive elevation does not settle those questions on its own.

Keep planning approval, professional endorsement and contracting separate

A municipal licence authorises the relevant work within its conditions. A visado is a professional endorsement with a defined scope. Your building contract governs the obligations agreed with the contractor. These documents do different jobs.

Royal Decree 1000/2010 identifies work requiring mandatory visado, including execution projects for the building works within its scope. Do not assume the same requirement applies automatically to every earlier drawing simply because it is described as a project.

For procurement, identify the drawings, specification and revisions that form part of the contract. If the tender price was based on one version but you sign a different layout, reconcile the change before treating the amount as settled.

Coordination prevents expensive gaps between documents

A set of documents can be individually detailed and still conflict. A ventilation duct might pass through a space used by a beam, or the equipment schedule might describe a unit absent from the cost schedule. The issue is not the number of pages but whether they describe one buildable proposal.

Use an index to track drawings, calculations, specifications and measured work. The professional appointments should make clear who coordinates specialist input and resolves conflicts. Our building-team guide explains the roles without assuming that one English job title covers everything.

At owner level, a simple consistency review can expose useful questions: does the plan show the bathroom you approved, does the specification match the window discussed, and are visible features represented in the priced scope? The technical team then resolves the actual design issues.

Changes need a controlled route into the current package

Suppose you move a bathroom after the installation drawings are issued. A marked-up screenshot can begin the conversation, but construction needs coordinated revised information. The route may affect several drawings, quantities and approvals.

A change record should connect the decision, technical review, price and programme. Superseded drawings should be clearly withdrawn from use. Otherwise, one trade can build from the new layout while another follows the old service positions.

Where a change touches the permitted form or use, its administrative implications also need review. The earlier planning information for the plot remains a reference point; detailed design does not create additional planning entitlement.

Know when the package is ready for your next decision

A preliminary estimate can be useful while options are open, provided its assumptions are visible. A detailed construction offer needs a more settled basis. Label remaining provisional items and avoid presenting their allowances as fully resolved work.

Keep the construction estimate separate from, but linked to, the overall project budget. A complete drawing package does not mean that land, professional services, utility charges or furniture have entered the builder's contract.
