Spain’s official gazette has published the mortgage-market reference rates for September 2026. The 12-month Euribor is 3.247%. This is a common benchmark in Spanish variable-rate mortgages, but it is not a retail mortgage offer and it will not change every borrower’s payment on 2 October.
Identify the exact benchmark in the deed
The same release lists one-week, one-month, three-month and six-month Euribor. Those tenors are not substitutes for one another. The mortgage deed should identify the index and tenor, the contractual margin, the observation month and how often the rate resets.
A fixed-rate loan will not reset because this figure was published. A loan referenced to IRPH uses a separate benchmark. Buyers should also keep nominal interest and annual percentage rate distinct: the lender’s APR includes additional costs, while the repayment calculation starts from the contractual nominal rate.
Turn the reference rate into a property-specific scenario
Illustrative example: assume €200,000 remains outstanding, 25 years remain and the deed adds a 1.00 percentage-point margin to 12-month Euribor. The resulting nominal rate would be 4.247%. With level monthly repayments, that produces an indicative payment of about €1,083 per month.
This is arithmetic rather than a forecast or quotation. It excludes fees, insurance, rounding and product conditions, and it assumes the stated rate remains unchanged for the calculation period. Use the financing-stage calculator with the actual outstanding balance and remaining term, then compare the output with the lender’s schedule.
Publication date and reset date are different questions
Your agreement may use September’s observation at a later review date. Ask the lender to show the outstanding balance, remaining term, chosen observation, contractual margin, final rate and effective date. This gives you a checkable calculation instead of an assumption based on a news headline.
International applicants can use the non-resident mortgage checklist to prepare income, savings and identity evidence, but this release says nothing about approval criteria. It also does not predict the next Euribor fixing, the price of a particular home or the rate a bank will quote a new customer.
Keep completion cash separate from the monthly payment
The Spanish purchase-cost calculator combines the price, buyer-paid costs and finance without confusing the reference index with the mortgage rate. The complete purchase-cost guide helps preserve a post-completion reserve. An affordable repayment does not by itself prove that the deposit, taxes and completion costs are funded.
