Start with floor area and a rate from your quote, then add everything outside its scope.
Home cost = built floor area × your €/m² rate. Foundations, site works, delivery, utilities, consultants, surveys, tax, permit charges and contingency are added. The €/m² result excludes land and its purchase costs but includes everything else. Land is added to the final total with its taxes already included.
A Spanish self-build budget needs more than a square-metre rate. Work backwards from your total funds and check which costs sit outside the building contract.
