The price of natural stone per square metre is rarely the price of a finished facade. The stone needs a suitable backing, a defined fixing arrangement, shaped edges and a way to meet windows and rooflines. Transport and installation add another layer of cost.

For a house in Spain, begin by separating the visual choice from the construction system. They should ultimately form one specification, but choosing a warm limestone colour does not establish how the cladding will work.

Approve a material and a range of appearance

Stone varies between products and within a supply. A commercial name, geological identification, finish, thickness and size provide a much stronger brief than “local beige stone”. RosalStones’ Albamiel page, for example, identifies a calcarenite and presents several finishes under that product name.

Use a physical sample to judge texture and colour, then agree an acceptable range across several pieces. A tiny selected sample can hide the variation that will become visible over an entire elevation. A photograph on a screen also changes with lighting and display settings.

Technical information should match the intended stone and use. Density, water absorption, bending behaviour and exposure-related properties help the designer assess suitability. A broad statement that natural stone lasts a long time is not a substitute for product-specific information.

Agree the visual reference before placing a large order. If you change the finish or module later, cutting, fabrication and the arrangement of joints may also need to change.

Recognise three different construction propositions

Bonded stone cladding, mechanically fixed panels and solid stone masonry are different propositions. This guide concerns cladding, where the supporting wall or structure and the attachment system are essential parts of the assembly.

The European EOTA assessment document for mechanically fixed external cladding kits treats the components as an assembly. Its scope helps explain why a panel price alone cannot establish the performance or cost of a mechanically fixed facade.

Stone does not automatically mean ventilated. The cavity and the rest of the construction establish that description. Read the ventilated facade guide before choosing a finish on the assumption that it delivers a particular wall build-up.

Use weight to understand the scope, not to design fixings

Area, thickness and density explain the mass of the stone. Take a deliberately hypothetical density of 2,600 kg/m³: at 20 mm thickness, the stone alone has a mass of 52 kg/m²; at 30 mm, it is 78 kg/m². These are arithmetic examples, not declared values for a named product.

The increase affects handling and the load the designed system must support. It does not tell you which anchors to buy. Panel size, strength, fixing positions, substrate and the actions considered in the design also matter.

For an overseas client, the useful decision is therefore not “choose the thinnest stone to save money”. It is to obtain a technically suitable assembly, then compare its complete cost against alternatives that deliver the intended appearance.

Your construction-stage design documents should connect the cladding to its supports. Separate purchase orders for stone, anchors and wall construction need to follow that shared information.

Look closely at water and window details

The centre of a facade is often easier to understand than its edges. Window reveals, sill ends, parapets and the base of the wall need deliberate transitions. Spain’s CTE DB-HS provides the moisture-protection framework for the completed enclosure.

Consider a deep window opening. Its stone returns affect the visible depth, the amount of special cutting and the interface with the frame. These are design decisions with cost consequences, not decorative extras to resolve once the main panels arrive.

Coordinate the window specification with that junction. The team should know where the frame sits and how the weathering details connect before ordering bespoke pieces around it.

Water-shedding details also influence the appearance over time. Repeated runoff in one location can make that part of the facade age differently. The answer belongs in the detailing and maintenance plan rather than an assumption that the stone face is waterproof.

Price the layout, edges and access together

Begin with the net clad area, then establish the purchase quantity from the cutting layout. Corners, reveals and copings may be counted in linear metres or individual pieces. Fabrication, packing, delivery, lifting and scaffolding should have visible places in the offer.

For a wholly hypothetical budget exercise, suppose the facade covers 80 m² and the cutting layout leads to a 10% additional purchase allowance: 88 m². At an invented €65/m² supply rate, the stone costs €5,720. Add assumed installation and fixings of €4,000, special pieces of €1,400 and access equipment of €1,000, giving €12,120 for that described scope.

Those figures are not market prices, and 10% is not a universal waste allowance. The example demonstrates the difference between purchased stone and installed cladding. The backing wall, insulation, taxes and other exclusions still need explicit treatment.

Use the material quote comparison to align delivery and fabrication assumptions. Then put the entire package in the house-building budget, where supporting work cannot disappear between trades.

Make acceptance and future care practical

A sample installation can combine the chosen stone, joint and corner treatment before the full elevation proceeds. It gives the client and team one physical reference for appearance, instead of several competing interpretations of a catalogue image.

Retain the accepted references, supplied spare pieces and suitable cleaning instructions. Maintenance should include the condition of joints and junctions as well as the visible surface. Identify how any future replacement would fit the chosen system.
