The exterior image of a Spanish home or development is often settled early: stone, large ceramic panels or another crisp, panelled finish. The budget becomes clearer when that image is turned into elevations, a support system and a set of installation details.
If you are comparing ventilated façade proposals, do not begin by matching panel prices. Begin by asking each company where its package starts and ends. One may supply cladding alone, another the cladding and subframe, and a third a designed and installed package with important exclusions.
Understand the distinction between a panel and a system
A typical ventilated façade places an external cladding layer away from the backing wall, with a supporting arrangement and a designed cavity. EOTA’s EAD 090062-01-0404 distinguishes the cladding, fixings, subframe and associated components within mechanically fixed external-wall cladding kits. Documentation for one element should not be read as documentation for an entire unspecified assembly.
Ask for a labelled section through the proposed façade. Have the project team identify which components the supplier covers and which are provided elsewhere. Then ask who coordinates them as one building element. That single drawing is often more useful than several brochures.
Review the layout before finalising the finish
Request elevations showing panel sizes, joint positions and cut pieces. Pay particular attention to windows, corners, parapets and changes in height. A sample gives you colour and texture; an elevation tells you how that material will actually look on the building.
Ask suppliers to price the same intended appearance where possible. A proposal with many special pieces may not be commercially equivalent to one using a regular layout. If you change panel format, ask what changes in cutting, handling, fixing and installation. Treat that as a revised package, not just a replacement unit price.
For a residential development, coordinate these choices with the apartment-building budget. The façade programme and access arrangements need to fit the wider construction sequence.
Name the person responsible for the support design
The quotation should identify who develops the subframe and fixing proposal and how the project designer reviews it. Ask what information is needed about the supporting wall or structure. Where checks are required before installation, agree who commissions them and how the result affects the final offer.
You do not need to select brackets, anchors or profiles yourself. You need their specification and responsibility to be clear. Ask how the proposed components have been considered for the building’s location and exposure, and request an approval process for substitutions.
Make the scope comparison visible

Have the full cavity arrangement reviewed
Spain’s CTE DB-SI includes provisions for façade systems, insulation in ventilated cavities and limiting vertical cavity development in the relevant circumstances. The project team must establish the applicable arrangement. A fire classification attached to a visible panel is not the whole assessment.
For procurement, ask the designer which concealed components must appear in the offer and which stages need inspection. Then make sure the installer’s programme allows those checks before the cladding conceals the work. This is especially useful if you will follow progress remotely.
Coordinate windows and exterior equipment early
List who provides each window reveal, sill and perimeter finish. Ask whether dimensions are fixed by drawings or must be confirmed on site before manufacture. The window installer and façade team should be working from compatible information, with an agreed sequence.
Do the same for shading, lights, cameras, signage or other external equipment included in the project. Decide who provides the designed supports and makes good the interface. For a commercial building, future signage changes may deserve their own discussion before the façade is closed.
Look beyond the installation date
A realistic programme separates design approval, sampling, fabrication, delivery and installation. Ask which decisions can delay production and when changes become chargeable. Confirm storage requirements and whether access-equipment hire has a fixed allowance or remains open-ended.
Before selecting the finish, ask how an individual damaged panel would be replaced. Can it be removed locally, or does the sequence involve neighbouring pieces? What access equipment is needed? Have the supplier explain the actual system rather than relying on a general promise of easy maintenance.
Obtain cleaning instructions, inspection guidance and product identification at handover. Discuss spare panels where appropriate and decide where they will be kept. Replacement availability is a question to ask, not an assumption to make from a current catalogue.
Compare alternatives against the same brief
