A steel-frame supplier can offer an impressive drawing, a precise component list and a short assembly schedule. Those are useful starting points. They do not yet tell you what the completed home will cost, how it will handle summer heat or who will coordinate the foundation and local trades.

For a project in Spain, assess the whole building and the team delivering it. A system familiar from another country still needs design and detailing appropriate to the site, climate and applicable requirements. The important comparison is between equally complete homes, not between the price of a frame and the price of a finished building.

Identify the type of steel construction

Light steel framing generally uses thin, cold-formed sections arranged into structural frames or panels. This is different from simply specifying a building with large steel beams. Ask the supplier to describe its load-bearing system, the components manufactured off site and the work remaining on the plot.

Spain's CTE steel document addresses structural steel design, connections and durability. Ask the project engineer to identify the design basis and applicable documentation for the precise system proposed.

Clarify who integrates the supplier's engineering with the local architectural project and foundations. A manufacturer providing component drawings is not necessarily taking responsibility for every design interface. Build up the price from complete assemblies

Request wall, roof and floor sections, then check that the quote includes every layer, fixing, junction and finish. Insulation, sheathing, membranes, external cladding, internal linings and installation can sit in different packages. Keep a list of which business supplies and fits each one.

Compare these totals against a conventional proposal using the same room layout, window sizes and performance targets. For expenses outside the building package, keep the whole-project budget alongside the comparison. A low structural price can coexist with an ordinary or expensive finished-home total.

Ask how the frame is included in thermal calculations

Steel creates conductive paths that need to be considered in the wall design. The Spanish CTE's official guidance on thermal bridges explains why junctions and interruptions to insulation matter. A calculation for insulation alone is not a calculation for the completed framed wall.

Ask the designer to show the details at windows, corners, floor edges and the roof. Which drawings define insulation continuity? What evidence accompanies an alternative product? These questions help turn a broad claim about efficiency into an inspectable specification.

Make moisture and durability a design discussion

Request a strategy for rainwater, moisture within the wall and protection during construction. The CTE provides official guidance on surface and interstitial condensation. The assessment needs to reflect the actual climate and proposed layer arrangement.

Do not prescribe a vapour-control layer from a detail used in your home country. Ask the designer to explain the intended build-up and the consequences of substitutions. For coastal or otherwise exposed sites, have the team confirm the suitability of the specified protection and connections for the environment.

Include storage and weather protection in the site plan. Ask what happens if components become wet before they are enclosed and who decides that an assembly is ready to close. Clear inspection points are more useful than relying on the general description of a dry construction method.

Check acoustic, fire and everyday-use performance

Ask for evidence relevant to the complete wall and floor assemblies. If a supplier presents an acoustic test, compare its tested composition with your specification. Changes to layers, connections or service penetrations need to be assessed rather than assumed harmless.

The CTE fire-safety document sets the applicable project requirements. A statement about steel as a material does not establish the fire performance of the full building assembly.

Practical fixtures deserve early attention too. Mark wall-mounted kitchen cupboards, heavy televisions, bathroom furniture and other concentrated loads on your plans. Ask for designed support locations and handover information so later installers understand the walls they are fixing into.

Read the programme beyond frame assembly

Obtain dates for engineering, design approval, procurement, foundation readiness, frame erection, enclosure, services and finishes. Find out when you must approve decisions and when the supplier commits manufacturing capacity. A rapid erection phase cannot compensate for unresolved drawings or missing components.

Agree which stages must be inspected before work is concealed. Ask how the team records connections, weather layers and interfaces with windows. This is especially valuable when you cannot attend the site: progress photographs can support a record, while the technical team performs the required checks.

Discuss what happens if the base is outside agreed tolerances or service routes conflict with the frame. The aim is to establish a coordinated solution before delivery, not to improvise structural alterations on site.

Decide whether the delivery team fits the system

Look for relevant completed projects and ask how the designer, manufacturer and installers have worked together. Check who attends aftercare calls and whether replacement materials and documentation will remain accessible. A system should be judged through the competence of the people implementing it.
