An inverted roof places the thermal insulation above the waterproofing membrane. The arrangement changes which products are suitable and how the completed roof is detailed. It does not remove the need for drainage, carefully resolved edges or a finish appropriate to its use.

For a Spanish new build, decide first whether the roof is a terrace, a maintenance-access area or a place for equipment. Those choices affect the scope before a contractor starts pricing the main square metres.

Read the section from structure to surface

Danosa’s NTG1 system provides a manufacturer example with bituminous waterproofing, separation layers, XPS insulation and gravel protection. It shows one specified arrangement, rather than a universal roof recipe. Another approved system can organise the details differently.

This is a functional explanation, not installation instructions. Your project section should name the actual components, their specifications and the connections around openings and edges. A list of rolls and boards without those details is an incomplete roof proposal.

Follow the drainage at more than one level

The visible finish and the waterproofing can be at different levels. A drawing of the finished terrace alone therefore does not explain the full drainage arrangement. Spain’s CTE DB-HS deals with moisture protection and water evacuation, providing the relevant framework for the designed solution.

An outlet is also a junction in the waterproof barrier. Its connection, position and future accessibility matter together. Locate it on the drawings and understand how it will remain accessible for inspection after the upper layers are installed.

Consider a hypothetical terrace outside a bedroom. The internal floor, door threshold, waterproofing and external finish need compatible levels. If each contractor works from a different assumption, the final problem may appear at the door even though the main roof area was executed as quoted.

Use insulation intended for this position

Because the insulation sits above the membrane, the product must suit the system’s moisture and load conditions. A board selected solely because it has the same thickness as another is not necessarily an equivalent substitution. The manufacturer example uses XPS for that application.

The project establishes the thermal requirement and appropriate build-up. Spain’s CTE DB-HE addresses this as part of the envelope. A roof upgrade is therefore more than increasing board thickness: edges, rooflights and other transitions need to fit the design.

If your goal is Passive House performance, those interfaces become particularly visible in the assessment. The same basic coordination is needed in a conventional new build, even when no separate certification is intended.

Terrace use and equipment belong in the original brief

A gravel-protected maintenance area and a regularly used terrace are different specifications. Walking surfaces, supports and access routes must suit the intended use. The finish also affects how a future repair can reach the membrane beneath it.

Solar panels, outdoor units and other equipment should have planned supports and routes. A completed roof is not an empty platform on which later trades can make uncoordinated fixings or penetrations. Identify those packages before the waterproofing details are finalised.

Where the supporting structure uses CLT, coordinate the roof sequence with construction-stage moisture protection and acceptance before enclosure. The structural package and roof package need a defined handover rather than separate assumptions about weather protection.

Build a budget with the right units

Main field work may be measured in square metres, perimeter details in linear metres and outlets or penetrations individually. Lifting, site protection and access can sit elsewhere. The completed cost is the sum of those defined tasks, not simply the roof area multiplied by one advertised rate.

For a wholly hypothetical reading exercise, suppose 120 m² of main roof work is priced at €80/m², 50 m of edge details at €20/m, three outlets at €160 each and lifting at €600. The stated subtotal is €11,680 before taxes and other excluded work. These invented rates demonstrate scope arithmetic, not Spanish market pricing.

A real offer must say whether the supporting structure, slope formation, final protection and agreed checks are included. Some system descriptions stop at a surface ready for the final layer, which means that layer still needs a supplier and a price.

Use the material quotation guide to align delivery and installation terms, then place every package within the overall house budget. That prevents a roof exclusion disappearing between two contracts.

Agree the inspection and maintenance handover

The membrane becomes hidden, so the team needs an agreed review stage before later layers cover it. Establish the checks appropriate to the selected system and who records acceptance. Then define how later trades protect the completed work and report damage.

At handover, retain the roof layout, product references, outlet locations and maintenance instructions. Those records should be understandable to the person who will look after the house, especially if you will live abroad for part of the year.

The roof records sit within the broader completion documentation. They are useful long after the first inspection because they show where an intervention can be made and which system was actually installed.

Describe your proposed roof in Spain, including its municipality, area, intended use and equipment. If a section drawing exists, mention it so the enquiry can follow the defined build-up and its edges.
