A mezzanine can increase the usefulness of a Spanish warehouse without enlarging its footprint. It can also consume valuable space below, complicate material handling and change the building's operational assumptions. Evaluate the complete layout before selecting a platform from a supplier's catalogue.

The early brief should describe the purpose of the upper level, the activity beneath it and the movement between them. Structural and approval questions follow from that actual use. A removable or bolted system is not, by that description alone, a complete answer to either question.

Measure business capacity rather than gross deck area

Set out the task the new level must perform: archive storage, picking, offices, stockholding or another use. Estimate the number of workstations or storage positions and how frequently they will be accessed. Explain how material reaches the deck and where it waits during transfer.

Then redraw the ground floor with columns, access and handling areas included. Consider vehicle routes, operating clearances, existing equipment and maintenance access. A platform that adds storage but interrupts the main dispatch route may reduce overall efficiency.

If you have not acquired the property, include this exercise in the industrial purchase assessment. The advertised building height is not evidence that your specific two-level arrangement works.

Compare realistic layout options

In a hypothetical space-accounting example, a 100 m² platform leaves 88 m² for its intended use after 12 m² is allocated to access and circulation. If it also displaces 18 m² of productive ground-floor area, the arithmetic gain is 70 m². This is an illustration, not a planning-area calculation or an escape-route design.

Compare that option with moving offices, changing racking or finding additional premises. Include handling time and any equipment required to serve the deck. A square metre of upper-level space does not necessarily perform the same job as a square metre beside a loading door.

Use the feasibility framework to connect the investment to an operational benefit that can be explained and measured. Avoid valuing the full gross platform as income-producing area before its function has been tested.

The Spanish action document DB-SE-AE calls for specific input for heavy equipment and accumulated material in warehouses and industrial buildings. A supplier's headline load rating should not replace that information.

Ask the engineer to assess the complete load path to the supporting ground or structure. A sound-looking floor is not proof that it can accept new column reactions. Where information is missing, agree the investigation needed before the price and layout are frozen.

Review people, fire and the existing systems together

Access, edge protection, circulation and handling arrangements must fit the use. Spain's workplace-safety provisions are set out in Royal Decree 486/1997. An occasional maintenance access is a different proposition from a route used repeatedly by employees.

Show existing fire equipment, service routes and maintenance zones on the proposal. A deck changes the space around them; the design team must determine the consequences. Resolve these interfaces before ordering components rather than asking installation crews to work around them.

Price all the work needed to use the platform

List frame, decking, stairs, protection, delivery, installation, support works, service changes, fire measures, design and procedures. Include necessary removals and reinstatement. State which site conditions the platform supplier assumes will already be provided.

For a purely illustrative tender comparison, an offer of €26,000 excluding €6,000 of required work totals €32,000 on a normalised basis. Another offer at €31,000 including that same scope would be lower. These figures are hypothetical, not a mezzanine price guide.

If the deck is part of a wider intervention, coordinate it with the warehouse refit budget. Shared enabling work and service relocation should be allocated once, with a named party responsible.

Plan how the operating team will receive the design limits. Keep the assessed storage arrangement and equipment information with the handover records, and identify who must review later changes. A mezzanine may outlast several warehouse layouts; the new supervisor needs to understand the basis of its use rather than inherit a single capacity number without context. This is particularly useful when procurement, facilities management and warehouse operations sit in separate departments.

Set the approval and handover path before fabrication

Ask the local team to assess the planning-area implications, the building-work procedure and the effect on activity documentation. Record the decisions that must be closed before manufacture. Product terminology should not become an assumption about local authorisation.

Agree installation arrangements and any interruption to operations with the competent team. Where the warehouse stays occupied, include work separation, access and restoration of services in the programme. Define acceptance information, operating limits and records for the eventual user.
