Cross-laminated timber can arrive on a Spanish building site as large, precisely prepared wall, floor or roof elements. Its appeal is easy to see when a structure rises quickly. The work that makes that sequence possible happens earlier: deciding panel geometry, service openings, connections and the condition in which the site will receive the delivery.
For an owner, the important change is therefore not simply choosing timber. It is moving more decisions ahead of manufacture and pricing the layers and trades that finish the structural package.
CLT is a structural component, not a finished room
CLT uses timber layers arranged across one another. The Swedish Wood early-design guide explains the material’s structural applications and the preparation of openings using CNC equipment. Panel lay-up matters alongside thickness; the acronym alone is not an engineering specification.
A completed external wall also needs its specified envelope layers. A completed floor must meet the project’s other requirements and incorporate its finishes. The attractive timber visible in a photograph may be one selected face of a much more developed assembly.

Make the manufacturing sign-off a real milestone
Before production, the architectural layout, structural information and services need to agree. Establish one approved drawing set and a clear final decision date. Signing off the manufacturer’s drawings should mean the project team has resolved the interfaces, rather than merely confirming that the house looks familiar.
Imagine a bathroom being moved across an upstairs landing after the floor panels have been prepared. The change affects more than the bathroom fit-out: drainage routes, penetrations, acoustic layers and ceilings may need reconsideration. That is why the manufacturing deadline belongs in the owner’s decision calendar.
Late changes should receive a design response and a commercial response together. A contractor’s willingness to cut a new opening does not establish whether the proposed alteration fits the approved structural arrangement.
Decide which timber faces will remain visible
Visible timber is a finish requirement as well as a design preference. The order should identify those faces, their visual grade and the acceptable sample or specification. Protective measures during transport and installation can then reflect their eventual appearance.
There are also competing requirements to coordinate. Service routes need space; acoustic and fire solutions may add layers; floor build-ups affect finished levels. Treat these as design choices before assuming that every structural surface can be left exposed.
Spain’s CTE DB-SE-M addresses timber structural design and durability. It does not turn a bare timber panel into a complete specification for all the building’s functions. Your local design team should explain the final wall, floor and roof arrangements in the project documents.
Give moisture management its own handovers
Swedish Wood’s CLT moisture guide emphasises avoiding trapped water, allowing affected timber to dry and checking moisture before enclosure. The useful procurement consequence is a sequence of inspections and responsibilities, rather than a promise that the weather will remain favourable.

For an overseas owner, appoint a person who can act on these records. Photographs are useful when they document the right stage, but they do not replace the team’s defined assessment. Agree how an issue will affect the programme and who can authorise the response.
Plan the lorry and crane sequence with the panels
The delivery plan must suit the road access, storage area and erection order. A panel dimension attractive in the design model can create a different logistics question on a constrained plot. Break the quotation into fabrication, transport, unloading and erection so those choices remain visible.
A practical scenario is a site with room for one delivery vehicle and no storage. The installation team may depend on receiving panels in the exact order required. If site readiness slips, storage at the factory or a rearranged delivery may become a cost. Agree the rule while negotiating the package.

Convert the quotation into a complete assembly budget
The structural order should identify panel quantities and lay-ups, machining, visual finishes, connections and the documentation supplied. Site costs should identify lifting, labour, protection and any temporary arrangements. The architect’s overall budget must then include the remaining envelope, services and finishes.
A simple quantity example shows why the unit matters. An assumed 80 m² of panel at 120 mm thickness contains 9.6 m³ of timber. That arithmetic does not establish a suitable thickness or a structural design; it only converts the specified geometry. A €/m³ quote and a €/m² quote need that information before their totals can be compared.
Use the materials procurement guide to align quantities, delivery and exclusions. Avoid treating “panel area” as the same thing as the home’s floor area. Walls, roofs and floors can each produce their own panel measurement.
A well-prepared CLT order should leave you knowing what is manufactured, when decisions close, how the material is protected and who completes each adjoining layer. Describe your proposed CLT home, including the municipality, available drawings and whether you want the structure alone or a more complete building package.
