Ordering a timber house from a manufacturer can feel reassuringly concrete: a floor plan, a factory slot and a clear product. The difficult questions tend to sit around that product. Who designs the foundations? Who confirms that the site is ready? Who finishes the house after the manufacturer leaves?
For someone building in Spain while living elsewhere, those handovers deserve as much attention as the wall specification. A good purchasing decision connects the factory package to one coordinated project, with clear responsibilities from design approval to occupation.
Define the home before selecting the package
Tell your Spanish design team how the house will be used throughout the year. Explain the rooms, storage, accessibility needs and external spaces you want. A holiday-use catalogue layout may not match a permanent home, even when the headline floor area appears right.
Ask the manufacturer what “timber house” means in its offer. It could describe a frame, a panel system or a structure with exposed members. It says less about the finished appearance than many buyers expect. Timber structure does not require every external surface to have a timber finish.
Bring the supplier and local designer together before approving a model. An imported drawing set needs to fit the actual Spanish project; a successful building in another country does not answer the site-specific questions here. Compare three handover stages separately

These are comparison headings, not standard definitions that every supplier uses. Have each company describe its actual stopping point. “Turnkey” is useful only once the exclusions are written down. Landscaping, utility connections and site preparation may still sit elsewhere.
Make a responsibility list with one named party against each item. Include temporary site services, welfare facilities, lifting equipment, waste and protection of completed work. Ask who coordinates the contractor working on either side of every handover.
Get the ground interface agreed early
A factory-built package depends on the prepared site matching its approved information. Before ordering, ask for the foundation interface drawings, the process for checking completed levels and dimensions, and the person who accepts readiness for delivery. Agree what happens if the base is not ready on the planned date.

Make moisture management a project responsibility
Timber can absorb and release moisture as surrounding conditions change, with associated dimensional movement. Swedish Wood explains this relationship and why moisture checks matter. That is the practical reason to ask about storage and acceptance before enclosure, rather than treating a dry-looking surface as the whole assessment.
The CTE timber document links durability to construction design, material durability and the relevant use conditions. Protection is therefore a design matter, not simply a label stating that the timber has been treated. See DB-SE-M, section 3.
Ask the project team for its plan during transport, storage and assembly. Who decides whether an element is ready to be enclosed? Which inspections or records are needed? How will delays caused by unsuitable conditions affect the sequence? These questions let you assess the process without trying to prescribe a technical solution yourself.
If the offer contains exposed timber, distinguish the structural question from the desired appearance. Ask for the finish specification, the maintenance instructions and examples of the appearance you should expect over time. Decide whether you want that maintenance commitment before choosing the finish.
Review comfort on the Spanish site
Ask the designer to explain the proposed house in its local setting: orientation, summer sun, ventilation strategy and how the rooms will be used. A single claim about an insulating material does not tell you whether an upstairs bedroom will feel comfortable on a hot evening.
Request the performance documentation for the actual assemblies, including the acoustic and fire solutions relevant to the project. Where a manufacturer uses certificates from another market, ask your Spanish technical team how they are used in the project documentation. This is a coordination task that should happen before procurement.
Factory speed is only one part of the programme
Ask for a programme covering design sign-off, production, transport, site preparation, assembly, services and finishes. Identify the last date for changing windows, service openings or room layouts. A small change on paper can have a different commercial consequence after manufacture has started.
Separate the factory slot from the delivery commitment. Establish storage charges if the plot is delayed, payment milestones and who carries responsibility for damage at each handover. If the contract spans companies or countries, have the agreement reviewed for the actual parties and transaction before committing funds.

Ask for the maintenance file before signing
A preliminary maintenance schedule helps you evaluate the package. It should distinguish protected structure, external cladding, windows, coatings, seals and other components. Ask how inspections can be carried out and whether access equipment is needed for any routine task.
There is no useful universal annual maintenance figure for every timber house. The tasks depend on the chosen finishes and details. Obtain product-specific instructions and price significant recurring work locally when it could influence your choice. Also ask how replacement components or compatible finishes can be obtained after handover.
Prepare a request suppliers can answer
Send the municipality, plot information, approximate size, intended use and required completion stage. State who your local designer is, if appointed, and whether foundations and services are already being priced. Ask for an inclusion list, exclusions, design responsibilities and a milestone-based programme alongside the commercial offer.
Within timber-based construction, distinguish structural insulated panels from cross-laminated timber. Their roles and package boundaries matter when comparing what each supplier actually delivers.
