A SIP house is not simply a house assembled from insulation boards. Structural insulated panels combine facing layers and an insulating core into a designed component. That can make off-site preparation useful, but a successful Spanish project still needs a local design, correctly specified connections and a complete route from the factory package to the finished building.
The most revealing point in a quotation is often its stopping point. “Kit delivered” and “shell installed” may both sound substantial while leaving different parts of the weather protection, windows and finishes for somebody else.
Understand the component before the sales package
The Structural Insulated Panel Association describes SIPs as composite panels with structural facings and an insulating core. The particular materials and bonding arrangement matter: the term SIP does not identify one universal specification.
For instance, Kingspan describes its TEK system as an OSB/3-faced panel with a rigid urethane core. That example explains the construction, rather than endorsing a supplier for your project. A different core or facing needs its own evidence; performance figures are not transferable merely because two products share an acronym.
The panel is also different from cross-laminated timber. CLT provides a solid timber structural element; SIP combines structural skins with insulation. Compare the completed assemblies your architect proposes, including whatever insulation and finishes each requires.
Trace the connections around the house
Imagine following a continuous line around an external wall: from the foundation junction up to a window, around its frame, past a floor edge and into the roof. Each transition needs a defined connection. Structural support, air leakage, rain resistance and thermal continuity are related tasks, but they are not the same task.
This makes junction drawings especially valuable for an owner. They show whether the supplier’s standard detail actually fits the window, floor or roof being purchased elsewhere. The centre-panel insulation figure cannot describe those interfaces on its own.

Make the evidence match the proposed assembly

Spain’s CTE Part I sets the framework for building requirements and controls over products and execution. Overseas technical documentation may contribute to the assessment, but it does not remove the Spanish project team’s responsibility to establish suitability for this building.
Be particularly precise about claims attached to one layer. A core material classification does not describe the fire resistance of an unspecified wall. If a tested assembly contains internal boards, do not assume the same result applies when those boards are omitted.
Design services before panels are made
Factory preparation rewards a stable plan. Service outlets, ventilation ducts, kitchen extraction and window openings should be coordinated while their positions can still be changed on paper. The panel layout and the services layout need a shared revision history.
Consider a hypothetical owner who moves the kitchen island after manufacturing approval. The new extraction route could need an opening in a different panel or roof position, while the old opening remains. The consequence is not just the price of a hole: design review, finishing and programme may all be affected.
A designed service zone can help separate routine electrical or plumbing work from the main panel, but its configuration belongs in the project. Heavy attachments also need planned support. The installer should not have to improvise how a wall-hung unit is fixed after the lining is complete.
Separate construction rain from moisture in use
Transport wrapping, temporary storage and protection during erection deal with construction exposure. The building’s vapour and drying strategy concerns its long-term envelope. An offer describing the panel as “breathable” does not explain either arrangement in enough detail.
Assign responsibility for the weather-protection plan and for accepting components before they are enclosed. For a remote owner, records at that point are more informative than photographs of a finished façade. A delay plan should address the unfinished building, not just reschedule the delivery truck.
Connections to the prepared base deserve an early sign-off. Agree which dimensions and levels will be verified, who verifies them and what information authorises dispatch. This prevents the factory and groundworks contractor from assuming that the other has resolved the interface.
Budget for an assembly, not a house-sized rectangle
SIP supply may be measured by panel area, while an advertisement quotes a house by floor area. Those are different quantities. A hypothetical 9 m by 9 m single-storey plan has 81 m² of floor and 36 m of perimeter. At an assumed 2.7 m wall height, its gross external wall area is 97.2 m², before openings and other geometry are considered. This is a quantity illustration, not a structural design or price.
The complete package may add design development, machining, connections, delivery, lifting, erection and joint treatment. Windows, external finishes, service zones and internal linings must also be allocated. Use the materials quotation guide to normalise the purchasing basis.
Finally, compare programmes to the same handover stage. A rapid shell erection says little about the remaining fit-out and approvals. Our guide to prefab and traditional delivery puts that milestone in context.
Describe your proposed SIP home in Spain, including the municipality, plot status and design stage. State whether you need a panel kit, an installed shell or a completed home so the enquiry starts with a clear scope.
