If you are moving to Spain, a comfortable summer bedroom may matter as much as a low winter heating bill. Put both into the brief for your Passive House. The design should respond to the local climate and the way you will occupy the home, rather than copy a solution that worked somewhere else.
Passive House, also called Passivhaus, gives a project a defined performance framework. The first contractual question is whether you want a home designed using its principles or a completed building independently certified to the standard. Make that distinction before comparing fees or accepting a builder's efficiency claims.
Define the goal before selecting a construction method
The Passive House Institute identifies insulation, efficient windows, reduced thermal bridging, airtightness and mechanical ventilation with heat recovery as core principles. They have to work together; specifying expensive components individually is not a substitute for coordinated design.
The standard does not dictate one architectural style or structural material. Ask your team to assess the proposed system against the performance goal. You can compare modular and conventional construction without changing the comfort requirements in the middle of the exercise.
Keep Spanish statutory compliance separate and explicit. The national CTE energy requirements still need to be addressed. A Passive House ambition does not replace the local project documentation or other applicable requirements.
Put summer use into the energy model
Explain whether the house will be occupied year-round, used for long holidays or left empty between visits. Describe home working, typical guest numbers and the rooms you expect to keep comfortable at night. These choices help the designer select realistic assumptions.
Ask for an assessment of glazing, orientation, external shading, internal heat gains and cooling. The PHI's summer-performance research discusses these influences; it is not evidence that every Spanish Passive House can operate without active cooling.
Test practical assumptions too. If the design relies on opening windows at night, ask whether noise, security or warm humid weather makes that strategy suitable at your site. If external blinds are central to performance, include their supply, controls and maintenance in the budget. Comfort measures omitted from the contract cannot be relied on in the finished result.
Understand what airtightness testing tells you
The familiar Passive House airtightness benchmark is n50 ≤ 0.6 h−1, as described by PHI's Passipedia. It concerns leakage measured under a test pressure difference. It is not the amount of fresh air supplied during normal occupation.
Ask the team to identify the airtight layer on drawings and show how doors, windows and service penetrations connect to it. Then establish the inspection and testing sequence. An intermediate test can help locate problems while access remains possible; the final evidence must match the agreed certification process.
Do not accept a promise that careful workmanship alone will take care of the details. Ask who checks the work, who records concealed junctions and who coordinates later trades that need to make openings. This matters especially when a manufacturer supplies part of the building and local contractors complete it.
Specify ventilation as equipment you will live with
A ventilation proposal should describe equipment, duct routes, controls, commissioning and maintenance access. Ask about sound in bedrooms and how normal and higher-demand settings are operated. Where will filters be changed, and will replacement filters be easy to obtain?
Have the designer show the space needed for equipment and access before the room layout is final. A system that is difficult to reach or understand is an avoidable ownership problem. Arrange a demonstration at handover and request a simple guide for anyone looking after the house when you are away.
Also ask how ventilation relates to heating, cooling and hot water in your specific proposal. Do not assume a heat-recovery ventilation unit provides all the space cooling you expect. The team should explain the function and capacity of each part without relying on a single reassuring label.
Compare the added scope, not a universal premium

A meaningful cost comparison uses the same site, layout and finish level. Ask for the changes required to reach the selected performance target, together with any knock-on changes elsewhere. A blanket percentage attached to an undefined standard house does not reveal what you are buying.
Use the complete Spanish self-build budget to retain acquisition, site preparation, connections and other expenses. High performance is a design objective inside the project, not a replacement for the rest of its costs.
Appoint the certification roles early
The PHI certification process reviews design and energy calculations alongside construction evidence, including airtightness and ventilation records. Ask who will act as certifier and who will assemble the documents.
Agree the criteria version and intended class before procurement. The Classic, Plus and Premium classes address renewable primary energy and generation as well as the shared core performance requirements. A certified product or trained team member does not, on its own, certify the completed home.
Clarify the procedure for changes and substitutions. If a window, shading device or installation changes, ask who updates the assessment and approves the replacement. Keep that obligation in the design and construction scopes so responsibility does not disappear between appointments.
Judge savings using assumptions you can inspect
Request a clear breakdown of predicted demand and consumption. Ask what occupancy, temperatures, equipment and energy prices underpin any running-cost estimate. A modelled heating demand is not your complete electricity bill, and a quoted saving cannot be treated as fixed across different habits and tariffs.
Include non-financial priorities in the decision: stable temperatures, manageable controls, acceptable sound and accessible maintenance. If visiting an occupied example, ask how people use the systems during a hot spell and what they wish they had specified differently.
Two envelope decisions deserve their own comparison: double versus triple glazing and the build-up of an inverted flat roof. Assess each as part of the designed envelope, including its connections to the surrounding construction.
