A contractor says an item is included in the mediciones, your architect discusses a certificación and the payment schedule mentions acopios. Literal translations may still leave you uncertain about what you are approving. The important question is what each term means in the documents governing your own Spanish project.
Use this guide to prepare that conversation. It is a practical explanation of common language, not a substitute for interpreting a contract. Keep the original Spanish term alongside your English notes so your adviser can identify exactly which document or stage you mean.
Recognise the documents before comparing their contents
A memoria explains the project and its proposed solutions. Planos are drawings. A pliego sets out conditions relevant to the specified works and their execution. These documents perform different jobs; a finish shown in a drawing may need an identified product or performance requirement elsewhere before it can be priced reliably.
Proyecto básico and proyecto de ejecución also describe different levels of development. The guide to Spanish project stages explains the distinction. The CTE sets out project content, but your practical task is to connect each important choice to a dated document. Ask which revision the builder priced and what remains undecided, especially when a visual presentation looks more complete than the technical information.
Follow a quantity from description to price
A partida is an item of work; a capítulo groups related items. The unidad states how an item is measured, while the medición records the quantity according to the relevant measurement basis. A precio unitario prices that unit with its described scope. Without the description, the number is hard to compare fairly.
For a purely illustrative calculation, 30 square metres at €40 per square metre produces €1,200 before any applicable tax. It says nothing by itself about preparation, edges or waste removal. Ask what a budget total actually covers
An oferta is a commercial proposal subject to its conditions. The agreed contract amount follows the accepted scope and terms. You may also encounter presupuesto de ejecución material, often abbreviated to PEM. Do not assume a technical project budget label means the complete amount needed to acquire land and move into the home.
Identify professional appointments, taxes, finance, utility connections and owner purchases that sit outside the number being discussed. An allowance needs clarification too: is it a provisional estimate, a capped selection or an amount to be reconciled later? “Kitchen included” is not a full answer if appliances, furniture and installation remain unspecified. Keep these distinctions visible in your building-budget spreadsheet rather than storing all numbers in a single total.
Make changes explicit before accepting their cost
An extra is commonly used to describe additional work, but the word alone does not establish whether an additional payment is justified. Compare the request with the agreed scope. Ask for a written description, price and programme effect, and keep any disagreement connected to the documents rather than to a vague label.
A precio contradictorio may arise when a price needs to be agreed for an item not covered in the expected terms. It should not be treated as a price one party can impose simply by naming it that way. Modificado refers to a change in project or scope in the relevant context. Ask who checks the technical proposal, who authorises the expenditure and where the accepted change is recorded.
Keep completed work separate from money transferred
A certificación de obra records a valuation of work through the applicable process. A factura is an invoice. A pago is a payment. These records interact, but none should be substituted casually for another. A bank transfer confirms money moved; it does not independently establish that the work was completed correctly or that its quantity was checked.
An anticipo is an advance payment. Acopio refers to materials gathered or available for the works. Before paying against stored materials, identify them, establish where they are, and clarify the relevant documentation, protection and later deduction from payments. Know who signs off which part of the process
The constructor, director de obra and director de ejecución have distinct roles. Promotor means the party initiating the development, which can include an individual commissioning a home. At completion, distinguish the certificado final de obra, recepción and the financial closing position. Ask what each document records, which outstanding matters are listed and what remains necessary for the intended occupation. Receiving keys is a practical milestone, but it does not answer every documentary or financial question. Keep the executed-work records, instructions and relevant contacts available after handover.
A helpful habit is to give each unfamiliar term three companions in your notes: its document, the responsible person and its effect on cost or timing.
